本文主要讨论了大连“新天地”房地产的可行性研究工作.先从房地产可行性研究的概论入手,从房地产项目开发的角度,阐述可行性研究的目的、作用、步骤等方面内容;随后对“新天地”项目的可行性进行研究,运用项目管理、投资学、市场营销、财务管理等学科知识,对本项目相关调查数据进行了统计整理,并分别从市场可行性、财务可行性和社会效益方面进行了分析,包括市场现状、项目策划、方案与投资估算、财务指标的敏感性分析等,最后通过归纳总结,得出结论.
本论文结合项目需要,着笔重点在可行性研究程序的初步可研之后的详细可行性研究阶段,从可研广义狭义分类上属于狭义范畴,是在决策构想基本明确的情况下,对具体方案所进行的详细分析论证,以作为决策的基础和依据,其直接现实意义体现在为项目融资防范金融风险时提供决策参考.
